Olivine is an award winning new community, integrating housing, education, recreation and green connections.

Tract were engaged by Mirvac to undertake comprehensive masterplanning for their significant Donnybrook land holdings.

The brief drives the design team to develop a vision which responds to the opportunities and constraints of the study area and integrates with the broader objectives of the Precinct Structure Plan (PSP).

From this vision, the masterplan is being developed for the PSP area in close collaboration with the project team and other key consultants. The masterplan is a fully integrated residential, education, and recreational development with a network of shared paths.

In 2025, Olivine was recognised by the UDIA as Victoria's Best Masterplanned Community.

The plan included the early delivery of the school, and the first stages are currently under construction. These include a Sales and Display Village, preliminary residential stages, the main southern park, the school and ovals. Sales uptake has been particularly strong, supporting the design concept for the new community.

Olivine is an exciting opportunity to create a new precinct and development estate in a booming growth corridor, where the creation of great housing, streets and public parks will build the new community from the ground up.
